Project Overview

The Elex is the second phase of a large-scale master redevelopment and adaptive reuse of the former General Electric campus in Fort Wayne, IN. Named in honor of the Elex Club, an organization of GE-employed women founded in 1916, the Elex will deliver 296 all-electric residential units and ~33,000 square feet of commercial space that will include an early childhood learning center, fitness/wellness center, and restaurant space. The project will include 89 units affordable to households with incomes that range from 30% to 80% AMI. The Elex will bring residential options to the larger master planned redevelopment called Electric Works and build upon the momentum of the completed ~738,000 square feet first phase, which is anchored by the global headquarters of Do It Best Corp., Indiana’s largest privately-owned company, and Steel Dynamics.

Impact

Affordability

The Elex will have 89 units affordable to households with incomes that range from 30% to 80% AMI, with 60 units affordable to households earning 50% of AMI or below.

Sustainability

The Elex is part of a large-scale adaptive reuse development. It will feature all-electric residential units and is adjacent to a public transit stop and a 5-minute bike ride to River Greenway, Fort Wayne’s 100-mile trail system.

Diversity

The project’s residential program will serve a range of household types, including individuals 55+ and those with intellectual and developmental disabilities. The commercial program will cater to people of all ages – it includes an early childhood learning center, fitness/wellness center, and restaurant space in this phase. This is in addition to 738,000 sf of commercial space in the development’s first phase, including a 57,000 sf innovation center, a medical clinic and pharmacy, a STEAM public high school, a 35,000 sf public food market, and a local brewery. Also as part of the first phase, there was a public arts initiative to commission local artists with diverse backgrounds to install murals across the campus. Finally, the development team has created a hiring and workforce development program focused on MWBE and veteran-owned businesses and individuals.
