Project Overview
The Westpark project will transform a 12-acre vacant, public housing campus in West Philadelphia into a thriving 1,000 unit transit-oriented, mixed-income community. When completed, the project will include approximately 330 public housing replacement units, 250 units of additional Affordable Housing, 420 workforce units, community-oriented retail, social services, and four acres of new public open space. A key component of the master plan is the creation of new streets and sidewalks that will connect the campus to the street grid as well as building a new and more welcoming connection to the 46th Street SEPTA station. This public-private partnership with the Philadelphia Housing Authority (PHA) and LMXD Development will provide critical affordable housing and social infrastructure, advancing equitable and inclusive growth in West Philadelphia.
Impact
Affordability
Westpark will provide a range of housing options for all family sizes and income ranges. 327 units will be designated for former residents who have a guaranteed right to return, with the option to choose from any of the housing typologies that will be delivered (townhomes, mid-rise, and potentially rehabilitated towers). The project will also include an additional 93 units for households earning between 30-50% of AMI, 161 units for households earning 40-80% of AMI and 419 units of workforce housing. Approximately 80 of the affordable units will be for seniors with on-site social services.
Sustainability
Westpark is a transit-oriented project and will meet Enterprise Green Communities requirements for sustainable development, while also delivering four acres of new open space for the community. The site infrastructure is designed to encourage more sustainable modes of transportation, expanding mobility options for residents and the surrounding neighborhoods by enhancing access to transit and building out infrastructure for pedestrians, cyclists and other modes of active transportation and micro-mobility. The building systems will be powered by renewable energy and optimized for energy efficiency.
Diversity
MSquared, a women-owned firm, is co-developing the project. The development team is committed to maximizing the participation of local, minority and women-led firms throughout the development process, targeting at least 30% participation in all project components.
