Project Overview

20 Littleton is a 78-unit mixed-use ground up development in Newark, NJ that was completed in 2023. In addition to units serving low- and moderate-income households as well as supportive housing for formerly homeless individuals and families, the project includes an open access health center on the ground floor that is operated by the University Hospital, an independent, state-owned teaching hospital and anchor institution in Newark. With the unique opportunity for onsite clinical care, wrap-around supportive services and community engagement, this project seeks to build a sustainable and replicable model for coordinated care and supportive housing.

Impact

Affordability

20 Littleton is a 100% affordable project serving families with a range of incomes, from 30% AMI to 80% AMI. The project will add new units the area for low- and moderate-income households as well as formerly homeless families.

Sustainability

20 Littleton will meet the NJ Clean Energy Pay for Performance standards, integrating sustainability features such as Energy Star appliances and water sense plumbing features. In addition, this transit-oriented project is located within 5 blocks of multiple NJ Transit bus stops and has proximity to the Newark Light Rail (access to NJ) as well as Newark Penn Station (access to NYC).

Diversity

By creating new units for households of various income levels, 20 Littleton will promote the economic diversity of the neighborhood. The ground-floor health clinic operated by Newark’s University Hospital – and robust social services will improve access to equitable health services for 20 Littleton’s residents and neighbors. Finally, in accordance with our commitment to investing in MWBEs, MSquared will support the women-led development firm, TypeA Projects, in the execution of this project.
